Stop urban sprawl on Mold Rd green field

No description available.

A proposal to build a new estate of almost 100 houses on green fields off Mold Road will cause more urban sprawl. The scheme will also cause more congestion on the Mold Road, an important link from the Gwersyllt area into Wrexham. It will also put more pressure on existing services such as health, schools and other infrastructure.

The plan is currently at the consultation stage before being submitted for planning permission to Wrexham Council. It's important that you have your say at this stage to make it clear that local residents have legitimate concerns about this development.

No description available.

We, the undersigned, oppose plans to build another 100 houses on a greenfield site off Mold Road next to St Giles Park estate on the grounds of increased congestion on an already busy road and increased pressure on schools and health services.

This field has surface water drainage problems. The pond/boggy area in the centre has been shown on Ordnance Survey maps for over a hundred years. It is also an important resource for creatures inhabiting the nature reserve at the western end, and for visiting birds. The speed limit on the A483 to “reduce air pollution” is shown to be a nonsense when more polluting, stationary, traffic would be created by this development.

I don’t object to the housing, I object to the housing type. 2 bed affordable housing is required

This is a green field site! We can’t afford to lose such areas as their loss is extremely detrimental to conservation, wildlife etc. which we are all being encouraged to treat with respect. This proposed development of 96 home, with a lot probably having two cars (or more) would cause yet more traffic chaos on the Mold Road and at the Wrexham roundabout, especially at peak periods when the current traffic flow already produces gridlock. Also, what about all those extra exhaust fumes, greenhouse gases, global warming etc! This development would be the thin end of the wedge for joining up Gwersyllt with Wrexham. We all need breathing space – both figuratively and literally.

Over the last 50 years I have witnessed the destruction of what used to be a thriving market town, which has had its heart ripped out of it.

The appointment of Lawrence Isted (chief Planning Officer) not getting personnel of course merely factual.

Disastrous past approved developments being Eagles Meadow, Island Green, Border, and Mount Street Retail Parks, none of which are under cover, and add to the appauling road infrastructure which is none existant in and around the town.

If this is progress, God help us all.

A traffic light system which is out of synchronisation.

I would invite Wrexham Planning Committee/Highways Dept to the St Giles Park roundabout at 4.45pm and see how long it takes you to cross the road onto the cut through being the Old Mold Road, can we have a pelican crossing and some pedestrian barriers please? it is a Health & Safety Issue?

Having access onto this proposed development with an access road sandwiched between St Giles Park roundabout and Stansty Lane is absolutely ludicrous and utter madness.

Sadly we have already had a pedestrian fatality on the junction of Stansty Lane.

It would be bad for businesses and commerce adding to more delays commuting.

What happens if and when we have a heavy snow fall? there have been two occasions when I have been unable to access St Giles Park because the snow plough has built a barrier/wall of snow blocking the estate entrance off completely, this would also happen with this proposed development, where would residents Park there cars upon returning home from working if this were to occur?

I do realise councils are under pressure to build houses but this is most certainly not the place to develop a housing estate.

Could Wrexham Council pay particular attention to the now City of Wrexham and its infrastructure! You build the biggest prison in Europe with what will house 2,500 inmates without clearly giving any thought and consideration to the bigger picture being its overloaded infrastructure.

The hospital, are you proud that it has the worst performance figures in Wales? Yes the worst performing hospital in Wales.

Wrexham Town you have destroyed over decades and it now seems you want to destroy its unique villages, swallowing them up on your hell bent City Status ego trips.

Spare a thought for Great Crested Newts in the area along with other wild life, shame on you Planning Committee if this proposed development is granted you can be proud to have wild life blood is on your hands.

I am saddened to say that I now find it easier and prefer to shop at Broughton Park or Chester City its quicker to get to and a more satisfying quality shopping experience, with a road infrastructure which is leagues above Wrexham and more importantly it functions.

Please give this proposed development some serious thought and consideration, mainly because when an accident happens, Planning Commmittee Members you will be to blame, its on record now you’ve been warned.

Infrastucture before development please, its called common sense.

Are you all on the gravy train? more houses, more rate revenue, less services, higher salaries, bigger pensions ask any rate payer, for an honest opinion.

Speaking has a disulutiouned rate payer with a complete lack of faith/confidence with Wrexham’s Planning Committee/Dept because of your approved past proven failures, sadly that all residents now have to live with.

This development if proposed is bad for: Highway Public Safety.

    Commuting. Business & Commerce.

    Infrastructure.

    Wildlife.

I appeal to Wrexham Council and its Planning Department to take on-board and listen to its residents views and concerns, and to therefore do the sensible option and reject this proposed planning application unanimously on the above points raised, thank you.

The infrastructure is not in place for more people to love in the area, gp practices a community hospital or atleast a minor injuries unit needs building first before anymore house are put up.

Agree with all you say on your leaflet. More thoughts on – busy congested road, peace and privacy, wildlife, greenery, more pollution, extra infrastructure (Doctors etc), bus services, schools, existing neighbourhood.

We need to,protect what green space we have, no matter where it is. In this day and age they should be able to build very nice raised areas, or even below ground to live, if not just for parking. Can you imagine the possible money to be made from a large underground parking facility, with housing above in an already built on area.

No consideration on lack of nursery and school spaces, the already impossible task of getting a doctors appointment, the disruption to the mold road whilst building, the road cannot cope with the level of traffic as it is, the disruption to the cycle lane which will be unsafe, also there is no proposal to make the St Giles roundabout bigger, which needs to happen if its going to become a turning point for the estate if they can access from northbound mold Road. I wish these developers were forced to give a huge % of profits to the local hospital. The Maelor cannot cope, have they not seen the news.

The road cannot take more traffic. 96 houses with maybe two cars per house, would make the very busy road a no go area at peak times.

The proposed new housing estate would cause accidents and grid lock at busy times. The level of

Noise from the traffic is already too loud not to mention the increased pollution from fumes from the increased levels of traffic. Having access direct onto a 50 mph and the straight onto a traffic controlled roundabout.

Traffic congestion is appalling at peak times.

Another 100 houses coming in and out onto this road is absurd.
