Protect Summerhill's Green Spaces

PLANNING APPLICATION FOR 31 HOUSES ON BOTTOM ROAD, SUMMERHILL

A formal application for outline planning permission has now been submitted to Wrexham Council, which you can view here by searching with the Case Number P/2020/0151 :

In 2016, an application for 59 houses on this site and adjoining fields was refused by Wrexham Council, and then again on appeal to the Planning Inspectorate (Case Number P/2016/0738). Factors such as traffic and flooding/drainage were considered, but it was refused mainly because it extended the village boundary into green barrier. It was described by the Inspector as “an illogical addition to the development of Summerhill” which would be “materially detrimental to the landscape and townscape character” of the area. 

Nothing has changed!

Re-submitting the application bit by bit still breaches the village boundary and is still illogical.

We, the undersigned, are opposed to further development in Summerhill and the extension of the village into valuable green space. It will increase traffic congestion, and put additional pressure on our schools, health services and other infrastructure.

    There are plenty of other places which would benefit from yet another small housing estate Summerhill is not one of them, the road network can not change at the proposed site, why not progress with the site at Brymbo steelworks the infrastructure would take 59 homes easily.

    The lane extending north from bottom road is already too busy. The development will extend the village outwards into greenbelt.

    The road is to narrow to accommodate extra vehicles & we want to keep our green spaces

    As commented nothing has changed. Why do the applicant keep putting in planning applications , when it has been refused twice.

    There are already substantial queues to access both the Mold Road by Wheatsheaf Inn and the B&Q roundabout and another developent in Summerhill would result in a huge issue.


    Top and Bottom Road are far too narrow in several places and were never designed for the current volumes traffic never mind another development or two.


    The lane down to the Mold road is already over used, with very few passing places and a few blind corners.


    Add to that another hedgerow or two lost.

    We dont need any more of the countryside under concrete, Summerhill has enough housing and the infrastructure can’t cope with anymore. It won’t provide houses for the locals, they will just be sold to people from Cheshire looking for a better quality of life. All profit will be taken by a national company and not benefit the County Borough. We dont need this.

    The infrastructure is not there to support current housing developments and neither are the roads.

    No more houses….The road is awful…please keep whats left of our countryside in this area!

    I live on Summerhill Park which backs onto this land. The roads are not suitable for this type of housing. Bottom road is struggling with traffic as it stands today.

    This is absolutely ridiculous – there is NO capacity for additional housing on Bottom Road, and the road is already falling apart from current traffic levels.

    As a person who lived in Brynhyfryd many years ago, it’s imperative that green belts are maintained. The current pandemic has shown the importance of having green spaces!
